Building Services Engineer- Medical

Main Purposes

Ensuring that maintenance operations, repairs, revenue schemes and minor improvement works are completed promptly, to an acceptable quality standard and in the most cost efficient manner available and for planning the execution of maintenance, including balancing the priorities and demands of defect and breakdown work. The post holder will be responsible for the selection, deployment and management in all respects of the resources necessary to complete the works/projects delegated, subject only to cost limitations specified by the Operations Manager. This will include direct labour, contract labour, materials and stores and also those elements of training and record keeping necessary for the proper management of these resources and the legal requirements/responsibilities implicit within those duties. Line management responsibility for Supervisors and trade staff.

  • Emergency/stand by generators including out of normal hours testing requirements

Day to Day includes:

  • The Quality and Efficient service delivery of Works Services across its range of responsibilities at all sites and premises.
  • Assist the Estates Manager/Senior Operations Engineer across the full range of their duties with particular emphasis on the effective control of all major plant and building systems
  • The management, safe operation and maintenance and installation of hot and cold water services
  • The management, safe operation and maintenance and installation of general building services and selected data systems
  • Day to day management of Revenue budgets related to the above responsibilities as delegated by the Estates Manager.
  • Procurement of delegated revenue/minor capital schemes, services and materials within the Financial Standing Orders and to ensure best achievable value at all times.
  • Management of delegated contract services in full accordance with the Trust's Financial Standing Orders and the requirements of specific contract documentation.
  • To be an authorised signatory for travel claims, time sheets for subordinate staff and to confirm for the purposes of payment the receipt of goods/services in relation to delegated duties/revenue schemes
  • Assist the Senior Operations Engineer with development and management of the Computer based Building Energy Management Systems at all sites.
  • Participation in the use and further development of the works estate management system.
  • You are responsible, in respect to your area of work, for ensuring so far as is reasonably practicable and in accordance with Trust policies a healthy and safe environment for relevant clients,employees and trainees, volunteers, visitors and members of the public on our premises, contractors and other people using the Trust's services, and for the provision of the information, training and supervision that is required to achieve this responsibility.
  • Comply with any health and safety regulations or trust policies or procedures that affect your area of work.
  • Raise matters of non-compliance with your manager or other advisers to reach appropriate solutions.
  • Are familiar with the Trust's Health and Safety Policy and your department's Health and Safety Control Book or Manual.
  • Is able to apply extensive knowledge of statutory legislation, codes of practice, health and safety legislation and workshop safety practices as this relates to the specific duties of the post and to the safety of other staff and members of the public.
  • Liaise with capital scheme department, advising and aiding the department with new schemes, also witnessing and validating commissioning results.
  • Liaison with the insurance inspector to ensure that all required inspections are carried out at the required intervals and that recommended follow up works are carried out.
  • Liaison with all other departments with regard to planned shut downs or other service disruptions.
  • Investigation of hazard notices, safety bulletins, insurance reports etc, the formulation of reports regarding the scale and likely impact of the problem(s) described and the organisation of appropriate remedial action to stabilise, remedy or to reduce the risk involved.
  • Ensuring the safe, efficient and economic use of major plant and systems along with the stock control of fuel oils, treatments and other boiler house consumables.
  • Support and advise Contractors, Maintenance Engineers and Supervisors with technical problems, fault finding and installation techniques.
